This two-family Prospect Heights brownstone needs work, and maybe a fair amount of it, but it could polish up into something nice. It’s at 552 Carlton Avenue in the Prospect Heights Historic District, between Dean and Bergen streets.

The circa 1877 brownstone was designed by the Parfitt Brothers and, according to the listing, it’s been in the same family for the past 25 years. It’s got an upper duplex over a one-bedroom garden rental.

Photos are few, and divided between real-life shots (the ones we’ve included below) and staged ones that put a polish on things beyond adding furniture. (Occasionally a striking one; see the backyard shots, which depict quite the makeover.)

There’s a front parlor with high ceilings, a marble mantel and pocket doors with a nice arched doorframe; behind it is a wallpapered kitchen that needs a makeover (which should involve opening up the adjacent bedroom space). There’s an entrance hallway and staircase and with some nice original details and a decent sized master bedroom with a pair of windows overlooking the street and an adjoining office space.

The rest is left to the imagination; if you’re imaging the need for a hefty renovation budget you’re probably on target. The result could be quite a nice living space though.

The block is a nice one, with the Barclay Center and its myriad train lines close at hand, and the 2/3 at Bergen even closer. Undeveloped stretches of the Atlantic Yards sit right down the street, so that’s something to consider — whoever buys this house will be no stranger to the sound of construction or the sight of rising towers.
