Our Open House Picks from six months ago are a testament to the theory that accurately priced homes sell fast and for their ask.

While none of our picks sold for over their ask, they all sold within $100,000 of it, and within five months. They were all priced under $2,000,000, and all have porches.

A Fiske Terrace property — one of the three picks that resembles Ditmas Park’s definitive sprawling, standalone, circa-1900 Victorians without actually being located in Ditmas Park — got $64,000 under ask when it sold in November.

A rare Downtown Brooklyn number on Concord Street got $55,000 under its $1,995,000 ask, a fair price, when taking into consideration both the sleepy village feel of the semi-forgotten street and its location between bridge onramps and ever-growing hotel towers. An additional perk to the modernized home is its original fireplace, which appears to date from the mid 1800s.

In Beverly Square West, a Flatbush micro-nabe, a two-family colonial got $1,410,000, $40,000 under ask. Barely a block from the Cortelyou Road Q stop, the spot needs renovation or its stained-glass windows and original detail would surely have heralded a higher price.

Lastly, in South Midwood, yet another of Flatbush’s small sub-neighborhoods, a turreted single-family with two-car garage, all original mahogany French doors and parquet floors got exactly its seemingly low ask of $1,450,000. This house must need renovation, or its ask would have started much higher.
