In Clinton Hill, this four-family, four-story Italianate brownstone appears to be move-in ready. Located at 59 Lefferts Place, it’s set up with a floor-through apartment on the top floor, two units on the next floor, and a duplex on the garden and parlor floors. Details include fancy plasterwork and carved marble mantels. The boiler, water heater and roof are recently updated, according to the listing.

Also in Clinton Hill, this narrow but exceptional townhouse at 288 Dekalb Avenue is part of a row of five designed by celebrated Brooklyn architect Montrose Morris and built in 1890. The row displays many of the designer’s favorite devices, such as terra-cotta ornamentation and a colonnade of deeply set arched windows. The house at No. 288 seems to be in estate condition, with a somewhat altered floor plan, but nonetheless retains a good amount of original detail and is ripe for restoration by someone who knows what they are doing. In the Clinton Hill Historic District, it is Romanesque Revival in style according to the designation report and is a legal two-family, with two duplexes over four stories. A notable quirk is that it has no cellar, according to the floor plan, and the mechanicals are housed in the large front room on the garden floor that would normally be the dining room. Perhaps some tiny high-efficiency units can be sourced and installed on the front wall behind cupboards to make full use of the room.

Not far away, this circa 1908 Colonial Revival townhouse in the Crown Heights North II Historic District has been in the same hands for decades. It’s a three-family with a garden apartment, duplex and top-floor rental. The Arts and Crafts style interior has parquet floors, wall moldings, a vintage bathroom, and a brick fireplace flanked by built-in bookcases. A new owner may want to tweak the layout; the dining room has been subdivided to create a home office, and a staircase has been inserted into the middle of the parlor floor, the floor plan shows.
