Brooklyn Real Estate Six Months Later: Three Sold, One in Contract

We’re in the hot days of late summer, and our look back at four of our featured listings from six months ago focuses on homes in Flatbush, Marine Park, Midwood and Ditmas Park West. How did they fare?
Starting us off this week is a two-bedroom that offers some prewar details like wood floors, French doors and picture rails. On the first floor of an early 20th century walk-up, it’s located across from the Parade Ground in the Flatbush neighborhood of Caton Park, a short jaunt to the oasis of Prospect Park. This unit has two exposures, the longer of which faces Stratford Road. The living room is in the center of the apartment, with a kitchen and bath near the entrance and bedrooms on the opposite end. The unit was renovated after a 2015 sale, but the living room retains its prewar details, including glass doors with transoms leading to each of the bedrooms. A former Co-op of the Day, it sold in June for $585,000, which was $14,000 below the asking price.
Next, this Marine Park house has plenty of attractive exterior features before even getting inside to the period details like wood floors, moldings and some noteworthy original kitchen cabinets. The standalone single-family has a center hall layout, entered through the original curved front door, complete with mail slot and leaded glass window. There are wood floors with inlaid borders throughout the first floor, a decorative mantel in the living room, and both the living and dining room benefit from two exposures. The kitchen holds the most intriguing feature, original wood cabinets. The listing refers to them as Sellers cabinets and that would be G. I. Sellers & Sons of Ellwood, Ind. The company was known in the 1910s and ’20s for their Sellers Kitchen Cabinet. Upstairs are three bedrooms, all with two exposures. Two of the bedrooms share access to a large walk-in closet, and the floor plan shows more closets with built-in shelving in the hallway. This former House of the Day sold in April for $900,000, which was $24,900 below the asking price.
Next up, this early 20th century standalone was once part of a development known as Manhattan Terrace, and it still has some of the period details advertised by the original builders, along with the bonus of off-street parking. Stained glass, built-ins, wood floors and more can be found on the interior, with five bedrooms spread out over the upper two floors along with a full bath per floor. For traditional photography fans, the partially finished basement includes a room previously set up as a dark room. The detached garage is reached via a shared driveway. A former House of the Day, it recently entered contract.
Last up, in the Flatbush micro nabe of Ditmas Park West, a Dutch Colonial Revival has some curb appeal with a columned front porch and a bright yellow door drawing the eye to the entrance. The two-family standalone has a first-floor three-bedroom, one-bath rental and an owner’s duplex with four bedrooms and 2.5 baths above. The original woodwork in both units has been given a coat of white paint and walls have been opened up or removed completely in favor of more open plan living and dining rooms. Both units have renovated kitchens and baths and appear move-in ready. There is a private driveway and garage. A former Open House Pick, it sold in July for $2.375 million, which was $20,000 under the asking price.
