This is a 1,304-square-foot, 1-family house, according to Property Shark. Entered into contract on 4/15/09; closed on 5/18/09; deed recorded on 6/16/09.
$750K-$1 Million Range: PARK SLOPE
153 Lincoln Place, Unit 2B; Price=$972,000 GMAP
This 1,127-sf, 3-bedroom condo in a former brothel went into contract almost as soon as it was listed for $975,000 in September, according to Street Easy. Entered into contract on 9/23/08; closed on 6/1/09; deed recorded on 6/16/09.

I bought the house in BS and whoever said that we stepped in some lucky ^&%$ is right. It was in great shape and the price went down a good bit from the asking thanks to (?!?) the economic meltdown.
And I agree about Tompkins Park, it’s a great place. And beside it (across Marcy) is the wonderful Hattie Carthan Community Garden, which is more than 30 years old and huge. And beside it is the new farmer’s market, which they spent two years working on and it finally opened this summer (and some of the produce sold there comes from the garden). There’s also a free, huge outdoor pool within a few blocks with a lap swim area. I’m not kidding. Free, huge, open all summer.
For the people looking, keep looking. I looked at tons of places before I found this and although some places are truly wrecked, there are others that have been well maintained, and in general I find that there’s a strong feeling of pride and care in the neighborhood, many who have lived here (e.g. on my block) for 20, 30, 40 years, so they take care of their homes and their neighbors.
In case you’re wondering, I left Williamsburg after 20 years there, got priced out by all the fancy ridiculous condos, and though I was sad to leave what it had been, I’m really liking being here.
Southbrooklyn, that luxury building was the subject of a much-derided New York Times article in 2008 or so about how Bed Stuy still has a long way to go.
Whoever wrote that Tompkins Park is a druggie dump is wrong. It’s been nice for at least the 2.5 years I’ve lived in Bed-Stuy (much closer to Fulton St. than this house), landscaped with flowers, dog run, pavillion with all kinds of performances during the summer, ball fields with Little League games.
This house is a hike to the train. The G at Marcy and Myrtle is closest.
RE Bed Stuy house: The block of Van Buren close to Broadway and the JMZ trains is very nice, according to one of our own posters here who lives there, and there are two houses for sale there now, both of which I’ve seen. One is listed by Corcoran and is in the low 500s if I remember correctly. The other one is a bit of a wreck but the agent is very knowledgeable about the area. I think it’s Fillmore. The Corcoran place has lots of original details but needs to have the skylight reinstalled as it’s missing and very dark in there. Also the bathrooms are those weird ones with skylights and no windows. But the parlor floor is beautiful.
I am amzed at the price for the Bed Stuy house. I am looking for a house in the area and have not come acorss anything like that in that price range. Most of the houses are less than 2500 sq ft and for way more than 500K even for fixers. Someone stepped in some lucky $%^&. 🙂 I wonder if the house was advertised, I don’t remember seeing the photo anywhere and looking for a house is now my full time job.
Used to work in a supportive housing program two blocks from the Bed Stuy house at Throop and Kosciusko. I wouldn’t especially want to live next to Tompkins Park — pretty big drug vibe there. Kosciusko, two blocks north, is devastated — quite a few vacant lots and collapsing wood frames. A few years ago someone built a “luxury” loft condo building at Dekalb off Throop. I wonder if those ever sold and for what. Dekalb is three blocks from this house’s location.

More re: Bed Stuy house:
Looking at the map it’s still a long walk to the A-train. I don’t remember the walk being that bad, but it was a long time ago… Neighborhood gets nicer the closer you to Fulton, I think?
However, Tomkins Park is great. This part of Bed Stuy has some really interesting houses — some are a bit more modest than the brownstone blocks — but they’re very cute and there’s a lot of architectural variation.
