The house at 468 Waverly Avenue is one of two constructed circa 1867 to 1868 by builder Joseph Kirby, according to the designation report. Kirby lived around the corner on Gates Avenue at the time and was advertising multiple “first class” houses in the area for sale. For the Gates Avenue houses, he built three-bay-wide Second Empire-influenced houses with mansard roofs — usually advertised at the time as “French roofs” — with dormers, curving cast-iron lintels and door surrounds with Neo-Grec incising, and wooden cornices.
A legal two-family, the house is set up as a triplex under a top-floor rental. The triplex is arranged with the kitchen in its traditional spot on the garden level while the original dining room is in use as a bedroom. Parlors are above and there are two bedrooms and a full bath on the second floor. The rental has two bedrooms and a petite kitchen, according to the floor plans. The listing notes the condition of the rental unit as “amid a stalled renovation.”
A handful of photos show the triplex, but there is only a glimpse of one of the two full baths and none of the kitchen. Presumably a new owner will need to do some work in those spaces along with the expected updates to electric, plumbing and mechanicals.
While linoleum covers the floor of the entry hall, the stair has its original curving banister and newel post. Both parlors show some original details such as marble mantels and plasterwork along with later additions like wall moldings and fretwork.
Downstairs, the street-facing original dining room has another marble mantel and wide planked floorboards, while one wall is now exposed brick. Upstairs, both bedrooms have mantels and the large street facing bedroom still has its bed niche.
Listed with Andrew Smith of Corcoran, it is priced at $2.795 million. Worth the ask?
