For the right buyer with pockets deep enough for a major restoration, this Clinton Hill Anglo-Italianate has an intriguing level of detail intact despite its rough condition, although another buyer might see it more as a development opportunity. The estate condition row house at 237 St. James Place sits just outside the historic district and is being sold as is for all cash only.
On the exterior has some intact details, but the listing photo is a bit misleading as it actually shows the exteriors of its neighbors in the row. In actuality, at least in Google Street views, the just under 23-foot-wide house still has its rusticated brownstone basement, door hood and perhaps even its front door, along with molded lintels above two-over-two windows and the bracketed cornice with arched fascia common for the style. While it is outside the local historic district, it is within the Clinton Hill South National Register Historic District, and the nomination form credits the circa 1864 house and its neighbors in the row as the work of builder William Alexander.
There aren’t many photos for the interior of the legal three-family, but those included show mantels, plasterwork, moldings, an original stair with newel post and pocket doors. The photos are limited to the parlor level but show nicely proportioned rooms with high ceilings. The plaster is in need of some serious attention, and implies a new roof may be in order. It’s impossible to assess the structural needs from the photos, but one can anticipate there may be some issues to address.
It has changed hands a couple of times in the last few years. It was sold by the longtime owners’ estate in 2019 for $1.76 million to an LLC and then to another LLC in 2021 for $2.5 million. Perhaps there was an intention to renovate and flip, or take advantage of the unused FAR, but no work appears to have been done or plans filed.
Listed with Sarig Brand of Massada Homes, it is now priced at $3.135 million. What do you think?
