This 20-foot wide brownstone has some intact original details in good condition, like parquet floors, pocket doors and marble mantels. Located at the edge of the Clinton Hill Historic District at 8 St. James Place, it’s also just a short walk away from Pratt Institute.

The three-story brownstone dates to 1876 when, according to the designation report, it and four of its neighbors were designed by architect Benjamin Linikin for owner J. McGregor. At No. 8, original Italianate details such as the rusticated basement exterior, stoop railings and door pediment with foliate brackets survive. However, there have been a few changes. The parlor floor windows were shortened sometime between the circa 1940 and the 1980s tax photos and the original bracketed cornice is also gone.

On the interior, the two-family house is set up as an owners triplex over a garden level two-bedroom rental. Arched double doors lead into the parlor, where there are parquet floors, crown molding and a ceiling medallion. Instead of the expected Italianate marble mantel, it’s wood in the circa 1900 Classical style with Ionic columns and a mirrored overmantel with a decorative shelf.

Arched pocket doors with glass inserts lead to the dining room, which has modern white built-ins on either side of another Ionic-columned mantel. The kitchen adjoins it, with cherry cabinets and granite countertops.

There are five bedrooms on the upper floors, four with decorative Italianate marble mantels and walk-in closets. Some also sport tin ceilings.

There’s a full bath on each of the bedroom floors and an additional half bath on the parlor level. Only one bath is included in the listing photos, and it’s got vintage style with a cast iron tub, subway tile and marble counter with double sinks. The laundry is tucked into the bathroom on the top floor.

There aren’t any photos of the rental unit but, according to the listing, it’s also got hardwood floors, two decorative mantels and an in-unit washer/dryer.

The property last sold in 2004 for $830,000. It’s now on the market for $2.995 million with Emma James of Corcoran. What do you think?
