Here’s an attractive and very large pre-war one-bedroom in Ditmas Park with a huge outdoor space for entertaining. It’s one of those one-bedrooms that is so large it could easily be a two but there’s no way to divide up the space so every room has a window. The current owners have carved an office or baby room out of the living room anyway. There are also a ton of closets, and it’s been nicely updated. Even so, we think $390,000 is a lot for a one-bedroom in Ditmas Park. What do you think?

Listing says in contract – so I guess not too much for the neighborhood. But you never know, maybe the broker has that wrong also.
Well, Brooklyn Hearth knows how to get it done. And I guess since there is so little inventory out there right now – especially two bedrooms and up – that I shouldn’t be surprised.
Per Streeteasy, this building was built in 1958. With the 8 foot ceilings, through-the-wall air conditioners and balconies, it is obviously post-war. This unit has outdoor space and a study that will likely be used as a child’s room. As such, this will sell for much more than a typical one bedroom. However, since the creation of the nursery rendered the living room windowless, I think it will fall short of the ask price, though it would not surprise me if it snags $350k. A real two bedroom in the neighborhood costs in the $400k range, and one with outdoor space would likely be $500k. Someone who can’t afford that, but who needs a Offspring Storage Unit will probably snap this up.
