This prewar Bay Ridge studio may be modest in size, but it is also modest in price. It’s on the top floor of a six-story Art Deco-style co-op at 6702 Ridge Boulevard.
The pale brick building with patterned brick and streamlined detailing was designed by Kavy & Kavovitt, architects who designed hundreds of apartment buildings throughout Brooklyn and Queens. A look at the historic tax photo shows that the building has lost a bit of its original parapet detailing, including a short tower that would have topped the pronounced corner. But most of the building is still intact, including the lobby with its terrazzo floors, decorative fireplace and geometric ornamentation. Known as the Seaview Towers, it was completed in 1936 and advertised as having colored fixtures, electrical refrigeration and other “modern improvements.”

Inside, the studio has a classic layout with rooms opening up off a foyer with two closets and parquet floors. The parquet continues into the living space, which also has a picture rail and two windows.
There’s a separate windowed galley kitchen with an all-white scheme — except for what appears to be wallpaper or veneer mimicking exposed brick on two walls. There’s an abundance of storage and room for a counter with stool seating.
Through an archway is another closet and the entrance to the bathroom — looking at other units in the building, it is likely all the doorways in the apartment would have originally been arched, but this is the only one remaining. Alas, there’s no photo of the bathroom so whether any Deco detail survives is unknown.
The building has a laundry room, storage, a bike room and a fitness room. This unit has a maintenance of $745 a month.
The apartment sold last year for $215,000 and is back on the market with Brian Concannon and Ryan Dorogoff of Madison Estate Downtown Ltd. for $249,000. What do you think?
