Boerum Hill's Ex Lax Building Loft With Two Bedrooms, Vaulted Cork Ceiling Asks $1.85 Million
The corner two-bedroom, two-bath co-op has a striking 14-foot-high arched ceiling with cork panels, white walls and dark-stained floors.

It’s been a while since we’ve featured a unit in Boerum Hill’s Ex Lax building at 423 Atlantic Avenue. The stone and brick industrial structure was built in 1890 as a bottling plant for Anheuser-Busch.
The Romanesque Revival-style pile was in operation until 1919, when the beer maker sold the property to the Ex-Lax Manufacturing Company. The property, which turned co-op in the 1980s, has lost much of its ornament and looks quite different today, but still retains its arched windows and brick.
On the fourth floor of the six-story, 58-apartment building, this particular unit’s most striking feature is its 14-foot-high vaulted, arched ceiling with cork panels. Perhaps the latter help keep the place “pin drop quiet,” according to the listing. The walls are white and the wood floors are stained a contrasting dark shade.
With six big windows on two exposures, the spacious corner apartment has an open plan living area, two bedrooms and two bathrooms. There is also plenty of storage, in-unit laundry, a gallery/hall and a steel mezzanine with plenty of built-in bookshelves and space for an office/guest room.
The unit’s many nooks include two walk-in closets, a den and dressing area. A new owner might want to update the bathrooms, but everything appears in good working order.
The co-op has a live-in super, video security and virtual doorman, laundry room and landscaped roof deck with views. Monthly maintenance for this unit is a not-inconsiderable $2,583.
Listed by Jodie Garay and Brian Earley of Compass, the apartment is asking $1.85 million. Think it will go fast?
