Sunset Park Finnish Co-op With One Bedroom, Parquet, Low Maintenance Asks $400K
Built as affordable housing in the Jazz Age, a modest walk-up has charming original details and a recently renovated kitchen.
In a Sunset Park co-op that was built as affordable housing by Finnish co-operators in the early 20th century, a modest one-bedroom walk-up has charming original details and remains one of the more affordable options for owning in Brooklyn.
It’s located on the third floor of 531 41st Street, across from Sunset Park and just outside the neighborhood’s historic districts. Built in 1927 by Sun Heights Building Corp. and designed by E. O. Holgrem, the golden brick building is modern and angular. Despite the location, the name of the building over the front door is “Park Slope Homes.”
Inside, the unit a spacious foyer and three main rooms. There are coved ceilings, wall moldings, picture rails and parquet floors in the living room and bedroom.
The recently updated kitchen has white counters, plenty of white cabinets and a dishwasher. The bathroom has a deep tub with shower and sky-blue walls that contrast with diamond-shaped black border tile.
There is dedicated storage in the building, which also has shared laundry and a courtyard with plantings, furniture and grills.
The monthly carrying costs are likely to be less than renting, thanks to the unit’s low monthly maintenance of $504 and a deal the co-op has with a preferred lender to offer a 3.28 percent interest rate, according to the listing. (The lender might also kick in as much as $7,000 toward closing costs, it says.) As is typical of co-ops, no subletting is allowed. Unusually, however, the building accepts 90 percent financing, co-purchasing and gifting.
Listed by Susan Molloy of Compass, the apartment is asking $400,000. What do you think?
