With a private terrace, dining nook and several closets, this Brooklyn Heights co-op is a bit more spacious than one might expect for a one-bedroom apartment in an early 19th century house. It’s also got in-unit laundry, a wood burning fireplace and a location close to the neighborhood’s amenities.

It’s on the second floor of 148 Hicks Street, one of the early 19th century structures that lend the Brooklyn Heights Historic District its charm. Likely dating from the 1820s or 1830s (experts give conflicting dates), the building has been altered over the years to fit changing architectural fashions. An extra story was added later in the 19th century along with a bracketed cornice. In the mid 20th century, in between the circa 1940 tax photo and the 1965 designation, keystoned lintels were added on the first and second floors.

This floor-through unit has a practical layout, modest moldings and wood floors. The living room faces the street and the wood burning fireplace has a white-painted wood mantel. An archway leads to the windowed dining nook, which in turn is open to the L-shaped kitchen. It’s got a fair number of white cabinets along with white appliances and stone countertops.

The bedroom is at the other end of the apartment and has two closets and a door leading to the terrace. Decked in wood, it’s large enough for a table, seating and planters.

No photo of the bathroom is included in the listing, but it is accessible via the bedroom and the hall. A niche in the bathroom holds a washer/dryer and there’s another closet in the hallway.

The listing includes a suggested floor plan to turn the apartment into a two-bedroom — it would mean giving up the dining nook and creating a smaller kitchen.

The apartment is one of just three units in the wood-frame building. Maintenance is $1,752 a month.

The one-bedroom was last on the market fairly recently, selling for $799,250 in 2018. Listed by Phyllis D. Norton-Towers and Roberta G. Robbins of Brown Harris Stevens, it is on the market for $875,000. What do you think?
