It is on the third floor of 116 Cambridge Place, an early 20th century flats building that is now an income-restricted HDFC (Housing Development Fund Corporation) co-operative, one of the many properties taken by the city in the 1970s and 1980s and sold to tenants.
Originally known as the Montana, the building and its neighbor at No. 110, known as Wyoming, were built in 1914 by the Cohn Brothers for owner Morris Jarcho. Advertised as “up to the minute in perfection” when completed, the five-story walk-up buildings have rusticated limestone bases with elaborately ornamented Beaux Arts-style entrances, complete with lion heads. The upper stories are brick with sections of patterned brickwork and a top story with limestone ornament.
It is a flex one-/two-bedroom apartment with an arched opening between the living room and the dining room/bedroom. There are some pre war features like wood floors and picture rails in both rooms. A bedroom is near the entrance to the unit along with a full bath. The windowed kitchen, which has a few original cabinets, is tucked behind the bedroom and near the dining room.
The listing photos make it clear that there is work to be done. There is a drop ceiling in the living room, some tile floor issues in the kitchen and wood floors that could use some TLC. There isn’t a view of the bathroom floor, but the wall tile that is visible looks in good shape and could be spruced-up with some new grout. Other work would likely include upgrading the electric, patching or skim coating the plaster and a refrigerator for the kitchen.
There’s no mention of laundry in the building and while previous listings for other units have indicated in-unit washer/dryers are allowed it isn’t mentioned for this unit. The building has a live-in super. Maintenance for the apartment is $525 a month.
Located in the Clinton Hill Historic District, the building is not far from the C train at the Clinton-Washington stop and in a desirable part of the neighborhood.
On the market for $400,000, the apartment is listed with Liani Greaves of LGM Real Estate. Income restrictions are $116,750 for a family of one, $133,500 for two, $150,125 for three and $166,750 for a family of four.
