This recently renovated Cobble Hill condo is generously sized, smartly designed and attractive, and it includes a private outdoor space. It’s located in The Arches, the condo development housed in the former St. Peter’s Church and Academy, at 401 Hicks Street.
The expansive living space might be called “loft like” if the ceiling were higher; it’s got an office nook with a built-in desk under the stairs. The door leads out to a common courtyard, which beats the sidewalk or an interior hallway.
The kitchen is nice, with a butcher-block-topped island, a large pantry (which sits across from a half bath), a Wolf stove, and a glass door leading to the patio.
The condo’s two bedrooms, both on the second level, are good-sized with ample closet space. The wooden-ceilinged master bedroom has a walk-in, as well as an en suite bath with double sinks and a large glass-walled shower.
There’s a washer-dryer up there, as well as a second full bath.
There aren’t a ton of windows, so the words “light-flooded” may not apply. The glass door in the living room will help there — though both that and the window open onto the aforementioned shared courtyard.
It should be noted that the lower level of the duplex appears to be located below grade, in what is technically the cellar.
Listed by Maryanne Farrell and Debra Bondy of Compass, the unit is asking $2.275 million, which comes to over $1,300 a square foot. On top of that there’s $968 a month in maintenance and $305 in taxes to consider.

Ah, my favorite narrative: BQE on Hicks Street, trench, Carroll Gardens etc. = bad. BQE adjacent to One Brooklyn, Dumbo = rarely discussed as an issue.
that trench is much louder and shakes the ground more than the BQE by the promenade
People in 1BK don’t feel it? It’s literally feet from it. Same with many Dumbo buildings. The BQE is consistently raised as an issue, which makes sense, but the critics come out against it mostly when it comes to the trench and Carroll Gardens by Hamilton.
I don’t know, that bathroom sink reminds me of the urinal troughs they used to have in dive bars.

2o% down (I’m sure most buyers will put down more) and you have a monthly nut over $10K. Yikes.
Doesn’t matter, PS 29 is so overcrowded, siblings are not guaranteed a seat. Price is out of orbit.
