It is a first-floor unit in the six-story building at 70 Lenox Road, completed in 1936 and designed by the Brooklyn-based firm Cohn Brothers. The brick building is set back from the street with a sweep of front lawn, meaning the first-floor units have a bit of a buffer from the sidewalk.
An early brochure for the building boasted that in addition to arched entrances to the living rooms, colored tiles in the bathrooms and cross ventilation, the layouts were also designed with all rooms being off a foyer. This particular unit has a substantial foyer, long enough to act as a study or a gallery with a picture rail handy for art hanging. The living room and kitchen are at one end while the bedroom is at the other, near the entrance.

There are wood floors and the advertised arched entrance to the living room is in place. The unit has had a reno since it was last on the market in 2017, which divided the Lenox Road facing living room into two, making for a flex dining room or second bedroom.
The eat-in kitchen has two exposures and a walk-in pantry while the renovation included a coat of emerald green paint to the cabinets and new marble counters. According to the listing, there is also new wiring throughout the apartment.
A large walk-in closet is attached to the bedroom while there is another in the hallway.
In the bathroom, a modern wood vanity is combined with a black-and-white tile floor and white subway tile on the walls.
Amenities in the building include laundry, a live-in super, bike room and outdoor space. There is a waitlist for additional storage. Maintenance for this unit is $615 a month.
It sold for $405,000 in 2017 and is now, post-renovation, priced at $750,000 and listed with Christine Dugan of Compass. What do you think?
