A reno has left the wood floors but tweaked many of the details in this Prospect Heights apartment, including carving out a second bedroom and adding a half bath. On the fifth floor of 230 Park Place — a short walk to Grand Army Plaza — the sponsor unit requires no board approval.
The six-story building designed by Philip Birnbaum was rather boldly advertised as “Brooklyn’s most modern apartment” when it was completed in 1937. A blurb about the new building in the Brooklyn Daily Eagle the same year noted the large rooms, electric ranges and ample closets that were “a distinct attraction to the women folks.”

Those closets are still in evidence — the unit has three in the entry and two in the largest bedroom — but any other Art Deco-era details that might have existed have been removed and the layout adjusted. While floor plans in an early brochure show a one-bedroom apartment with a breakfast nook off the kitchen, that nook has been closed off to create the second bedroom. The separate shower was removed from the full bath and the kitchen rearranged to add a half bath.
All the walls have been given a coat of white paint and there is recessed lighting throughout.
The living room is still generously sized and is open to the windowed kitchen, which has white cabinets, marble countertops and a dishwasher.
While the added second bedroom doesn’t have a closet, it does have windows on two exposures, while the other bedroom is generously sized with a single window.
Both the baths have white fixtures and neutral finishes; the full bath has marble wall tiles.
There is a wait list for storage, but the building offers bike storage, a live-in super and a laundry room. Maintenance is $1,615 a month and the listing notes there is currently a $52 a month capital assessment.
The 82-unit building has five other units for sale at the moment, most already in contract. Listed with Kitt Bua of Corcoran, the co-op is priced at $1.15 million. Think it will get ask?
