It’s not in the historic district, but this Sunset Park two-bedroom has a number of appealing and hard-to-find features, including a top-floor perch, original details, a dining room and a private terrace. It’s located on the fourth floor of 702 45th Street, part of a 40-unit complex constructed circa 1924. Known as Linden Heights, the three-building co-op is a few blocks from the neighborhood’s namesake park and also goes by the addresses 4501 7th Avenue and 706 and 712 45th Street.

The five-room apartment appears spacious and airy, with large windows on three exposures and French doors. The main rooms have original low paneling on each wall, and there is parquet with inlaid borders — some of it appearing to be in need of refinishing.

The kitchen and bath, both of which appear in good condition, have a mix of original features and updates that could easily be tweaked for a style upgrade. Worth salvaging in the kitchen are original upper cabinets, original moldings and what may be original wall tile hiding under laminate. The ’80s laminate counter, bottom cupboards and vinyl flooring could be replaced.

The bathroom has its original subway wall tile and inset medicine cabinet as well as a deep and curvy tile-in tub. To give the bathroom a little polish, the shower could be easily updated with reproduction hardware, missing tile could be matched, the vanity replaced with a pedestal sink, and the flooring revamped with period-appropriate hex tile or linoleum.

The terrace, which is off the largest bedroom, has a view of the neighborhood through a loggia and room for a small table and chairs and plantings. The apartment has six closets, including two located off the foyer.

Included is additional private storage in the building, which also has a live-in super, shared courtyard, laundry, bike storage and gym. Subletting is not allowed, and the monthly maintenance on this unit is a relatively low $798. The building has “great financials,” according to the listing, from Anthony Mussolino of Ben Bay Realty Co.

The asking price, perhaps reflecting its top-floor location in a walkup, is $599,000. Other units on lower floors have recently closed for more. What do you think of it?
