This 1920s walkup in Sunset Park is roomier than the typical Finnish co-op in the area, with two bedrooms plus a dining room and living room. It’s located on the third floor of 702 45th Street, part of a 40-unit complex constructed around 1924.

Known as Linden Heights, the red brick building has a neo-Classical entrance surround painted white and an Art Deco-meets-Classical-style parapet with railing detail. The three-building co-op is a few blocks from the neighborhood’s namesake park and also goes by the addresses 4501 7th Avenue and 706 and 712 45th Street.

Like many apartments in the area, the unit has a flexible floor plan and can be used as a three-bedroom. The apartment has been recently renovated, adding built-in bookcases, a window seat, and dramatic wallpaper. An old listing of another unit shows original low paneling in the main rooms as well as moldings and original doors.

That molding has been retained in the living room, where built-in bookcases and a window seat have been added, along with blue paint, and tree-patterned wallpaper. Four windows arrayed along two walls give the impression of a sunroom or enclosed porch.

The extra-large dining room has a scenic mural on one wall and new engineered wood floors, which run throughout most of the unit. A pass-through to the kitchen provides a wide counter. In the kitchen are white-painted cupboards, black and white tile floor, wood counters, and white subway wall tile.

The two bedrooms have wood floors and simple molding; one has a deep closet. Penny tile covers the floor and walls of the recently updated black and white bathroom. There are three closets in the apartment as well as a private storage unit in the building.

The self-managed co-op has a live-in super, shared laundry, and bike storage. The facade and roof are recently renovated, according to the listing, from Irine Blyumin and Charlie Pigott of Corcoran.

Maintenance is $960 a month. The unit last sold for $740,000 in 2021. Now, post renovation, it’s asking $849,000. What do you think?
