What’s up with the crazy prices for condos on Union Street? Back in August, we looked at this one between Henry and Clinton for $1,695,000 (which happens to be still sitting on the market). A couple blocks away, between Smith and Court, another newly-developed charmless penthouse is asking a brash $1,495,000. In theory, we get the appeal of a “house on the roof” concept, and can even see paying $700 or $800 a foot for something special, but this place ain’t special. This looks like your run-of-the-mill slap job to us. What are these people thinking?

I am not crazy about the way it looks from the outside or inside, but there is nothing offensive about it, which is all I ask for these days. The interiors are nothing like some of those designer condos in billyburg and other parts with super sleek kitchens and bathrooms, which I prefer. But there is nothing cheap about the bones of this building. I saw it going up and it is made up of some seriously strong steel beams and columns. This place is not coming down in an earthquake, which can’t be said for all of the brownstones in Brooklyn. So if peace of mind is worth anything these days…
Have to say, I keep hearing judgements that places are cheaply constructed, on this site, and most of the time it comes from people who have never even been inside the building. It’s not helpful. Let’s hear from someone who has been to this place.
It’s not charm that’s missing, it’s quality. This is cheap construction. Nothing wrong with it. It doesn’t need more moldings or details, either — good quality new construction usually has LESS crap added to it, but has gorgeous floors and windows, central air and heat or cast-iron (not that baseboard heating crap) and clean edges.
I don’t know, this just reeks cheap to me.
i don’t see why this looks so bad. remember, a lot of the “details” and “charm” come from what the owners bring to the property. paint, artwork, furniture, etc. it’s easy to look at a stark, empty new construction property and say it lacks “charm” or whatever.
it’s just as easy to take a classic brownstone and fill it with tacky stuff than to tastefully decorate a place like this.
I hated the sight of it at first, but to be honest, it’s not as bad as that valet parking garage that was there before. I knew peeps who lived in the apartment above the parking garage and it was gross. This is somewhat in the style of the hood, albeit that “new construction” look that lacks charm. Reminds me of the apartments above the pharmacy at President and Smith and the latest new 3 story construction (still being built) at Carroll /b/ Clinton and Henry. Red brick, basic, not tacky like the new ones that were built on that Union Street block (between Clinton and Henry) next to the marble monstrosity that’s sitting unsold.
I live next door to this place and I’m also ambivalent about what I’m seeing inside. But at this price, I don’t think a new buyer should have to bring their own details, as one commenter above suggests. The exterior brick choice looks really plastic-y to me, too, and it has vestigial (unusable) pseudo-terraces on the floors below the penthouse.
There are 3-story brownstones at this price in the same area, so I’d have a hard time spending this amount on a condo, amenities notwithstanding.

to me the mirrored closet door SCREAMS bad job – i’ve lived in enough bad rentals and they always had those mirrored closets…weird.
i thought these were rentals?? i was interested in them b/c of the parking garage. is the developer turning this building into condos??
I’ve been ambivalent about this project, but I’m actually kind of impressed with the interiors. Add on the amenities of a parking garage, elevator, and terraces and I agree it’ll sell.
There’s more construction up the block on Union — gut reno of a brownstone with huge expansion in the back (my living room window overlooks).
