On view today is a one-bedroom floor-through on the parlor floor of a Fort Greene brownstone. Listed by Jerry Minksy and Mina Kim of Douglas Elliman, it’s renting for $3,500 a month.
Which isn’t a great bargain for a one-bedroom, but it’s a nice one, in a nice-looking house. It’s got high ceilings, being on the parlor floor, and generous spaces.
The front room, identified as the bedroom on the floor plan, has some nice details and floor to ceiling windows, with a big pier mirror in between. That leaves the living room, in the middle of the apartment, with no natural light. Of course, you could always use the middle room as the bedroom — providing you don’t mind the front door of the apartment opens onto it.
But there’s plenty of light in the back, coming through a pair of tall windows and a pair of glass doors with a transom. There’s a deck on the other side of those doors, which makes for a nice peaceful-looking space back there. The kitchen has minimal cabinet space and a modest range that would not excite Daniel Boulud, but it’s cute and functional.
The biggest downside we can see is the bathroom opens off the kitchen. Not ideal, but tolerable.
There’s an on-site super, which is not typical for a brownstone. No pets.

it’s too much money.
This block of Fort Greene Place is not the best.
No mention of a Dishwasher or laundry that is expected in this price range these days and the fact that it has no doors between any of the rooms, except the bathroom that is off the kitchen (uck!) will make this a tough rent. There are much better apartments on better blocks available.
The statement as it reads carries an air of elitism. There is no other way to interprete it, rereading it, I can’t see sarcasm beyond the first sentence. I wrote what I wrote because there is an incredibly insensitive attitude some people bring to this website. It isn’t bad to remind them that there are other people working with far less in this city just up the street. What would those people think if they read Suzanne’s comment? Just because someone is poor doesn’t mean they can’t find this website.
As for kitchen reflecting rental price, if it rents at that price point then it does accurately reflect the rest of the space; a nicer newer kitchen would command a higher rental price.
Jesus johnbk, CTFD. I don’t think Suzanne was making some kind of elitist commentary on anyone’s lifestyle based on appliance brands. The kitchen doesn’t really reflect the price point even if the rest of the space is nice.
Does not work for anyone who cooks? Suzanne, hop on CL or Streeteasy and check out what you get for less than 1800/mo for a 2br. Because that’s the half of NYC that HAS TO STAY AT HOME AND COOK because they don’t have 3500/mo to drop in Ft. Greene.
Yeah the kitchen is the weakest part of this place. I can find you some people living in a rent controlled building for the last 30 years using a kitchen that’s never been updated working with far less everyday that would love to have this.
It is kind of gross to see headlines splashed on Brownstoner every other day about gentrification this or affordable housing that, and then read comments on the HOTD or ROTD or COTD when people bash the ‘cheap developers’, or ‘lack of subzero and viking appliances’, or something else that is completely dismissive of the lifestyles of those that didn’t have the same opportunities as some of us. Ugh.
