Greenpoint Affordable Housing Lottery Opens With $1,782 Studios

An affordable housing lottery has launched for 115 apartments in a glassy luxury tower in Greenpoint with a swimming pool and interiors by prominent Brooklyn design firm Workstead. Under construction near the waterfront, the 381-unit building at 16 Dupont Street is part of Greenpoint Landing, the 22-acre, 10-building complex made possible by the 2005 Greenpoint-Williamsburg rezoning.
While all the studio, one-, and two-bedroom apartments in the lottery are income restricted and rent stabilized, none are intended for those with very low incomes. The 37 most affordable units in the lottery are for families earning 80 percent of the Area Median Income, with income limits set between $64,012 and $134,160 for households of one to five people, according to the Housing Connect listing.
Nine units are studios going for $1,782 a month, nine are one-bedroom apartments for $1,904, and 19 are two-bedroom units that will rent for $2,272. The remaining apartments in the lottery are for households earning 130 percent of AMI, or between $107,246.00 and $218,010 for one to five people, including 39 two-bedrooms priced at $4,001 a month.
While no interior renderings are available, units will be appointed with panelized appliances, Bosch induction cooktops, in-unit washer/dryers, air conditioning, and hardwood floors. The list of building amenities is long and includes a dog washing station, gym, the aforementioned pool, media room, spa, party room, rec room, shared laundry room, rooftop terrace, garage, bike and car parking, and more. Some require an addition fee, and tenants pay for electricity. Move-ins are expected to start in the fall, according to developer Rockefeller Group.
Designed by architects Gerner Kronick + Valcarcel, the 41-story tower adds to the increasingly high-rise landscape of the Greenpoint Landing area. Exterior renderings show a glittering glass rectangle striated with dynamic vertical white lines atop a fainter, darker grid formed by window muntins.
Park Tower Group is the master planner and developer behind the entire Greenpoint Landing project, which will have 5,500 apartments as well as five acres of public open space when complete. City records show an LLC named Greenpoint Landing Lot 6 LLC paid the city $22,931,881 for the vacant land at 16 Dupont Street in 2021.
In an area that was rezoned before the creation Mandatory Inclusionary Housing, the development takes advantage of voluntary Inclusionary Housing, which allows more density in exchange for units set at 80 percent of AMI. The latter is a deeper level of affordability than the 130 percent of Area Median Income prescribed by the now-expired 421-a tax abatement.
