It’s hard not to have a huge crush on houses within the Warren Mews, and this new listing at 12 Warren Place is no exception. In fact, it’s one of the nicest looking of the skinny brick houses we’ve seen to date, with tastefully modern renovations alongside original details. Of course, it’s also the most expensive listing within the mews we’ve ever seen. The diminutive (though eminently charming) house is asking $1,295,000. (By comparison, 21 Warren Place sold for $925,000 in 2008.) Do you think this is remotely possible?

Thanks for the bad-broker inside scoop.
The broker business seems designed to encourage ill behaviour.
If it’s any consolation to you, given taxes, fees, and reno costs, there is no way the seller/flipper/broker will break even, let alone make profit. She will lose money.

Twin #1 is our broker – we used her to help us buy our place 2 years ago. We just saw her recently and she mentioned that she was selling her sister’s Mews house, so actually the house belongs to Twin #2.
FWIW – we think Twin #1 is a great broker and really knows the Brooklyn Real Estate market.
I looked at one of these a while back. I wanted so much to have a house with no tenant. You really can’t own much stuff to live here. There’s no cellar. Where do you even keep Christmas decs and suitcases. You need the space under the bed for clothes. What did it for me was realizing that if I ever wanted to have my nieces and nephews visit, I would have to sedate them as they walked in the door in order to fit them in the house.
But very, very cute house.
We almost closed on the house next door in 2001 for $490,000. We backed out at the last minute because my husband had a claustrophobic nightmare about the place. The owner was so nice, she gave us our deposit back.
OMG, this place looks fantastic. Love the bathroom and kitchen. (See! I do like modern!) I would love to live here. How did they do it? Also love the fact that the house is being used as originally intended. It’s a remarkably spacious dollhouse.
No private yard? No fence allowed? For me, that is a major drawback–same as no patio or yard at all.

am reading on propshark that 11 warren pl sold for $1.2 in 2006 and 14 warren pl sold for $1.2 in 2007.
So – be honest – if you owned this one which apparently shows really well – how much would you ask?
