Brooklyn Heights House for Sale -- 118 Remsen Street

Brownstones don’t get much bigger than this grand Italianate house at 118 Remsen Street in Brooklyn Heights. Twenty-five feet wide and five stories, it’s also uncommonly deep, with a 25-foot extension on the first two floors.

It’s also got some prime details and a magnificent parlor floor, with towering, ornate ceilings, a carved mirrored mantle, arched entry doors, wall moldings and inlaid floors.

The owner’s unit comprises the parlor and garden floors and the finished cellar, which, in addition to holding storage space and the building mechanicals, has a laundry room, a “media room” and an expansive wine cellar.

There are four bedrooms, with two smallish ones on the garden level, behind the dining room and kitchen, and two larger ones — including a grand master with a mahogany fireplace (and an unusual floor scheme) — on the parlor floor. The bedroom separation won’t please everyone, but others might appreciate it.

The kitchen is large and elegant, with white-marble counters, a Wolf range, a Sub-Zero fridge and a wine refrigerator. It leads out to an outdoor space that’s quite narrow — the price of that rear extension.

Upstairs are all manner of rentals — a pair of one-bedrooms on each of the top two floors and a large two-bedroom floor-through on the third floor. The latter is rent-controlled, and fetches $2,000 a month, according to a feature sheet on the broker’s site. The listing, from Dexter Guerrieri of Vandenberg, further specifies that one of the top units is occupied by a “building employee; no lease” and no rent, a fuzzy point that bears further investigation for prospective buyers.

Altogether, the house has six legal units, and does not appear to have ever been an SRO, according to what we can glean based on public records. The other two units are market rate, and the total monthly rent roll is currently $9,500, according to the listing.

The building has central air with three zones, radiant heat on all floors, and “world-class” mechanicals.

The ask for all of this is $12.75 million. Sound like it’s in the right ballpark? Like what you see?
