Carroll Gardens House for Sale -- 509 Clinton Street

Located at the corner of 4th Place and Clinton Street in Carroll Gardens, this brick row house has a few distinguishing quirks, including the fact that it sports two addresses — 46 4th Place and 509 Clinton Street.

The entrance is at the rear of the building, on 4th Place, where there’s a one-story extension housing a small studio apartment. The rest of the 3,200-square-foot house holds three units, one on each floor. Which means some refiguring is in order for anyone who wants to carve out an owner’s duplex or triplex.

It’s got some original details, including wide-plank flooring, tin ceilings, moldings and tin wainscoting in the hallway.

An obvious plus: It’s got three exposures, with a lot of windows and a pair of skylights for plenty of light. On the downside, the only outdoor space is the sizable side garden, which is quite nice, but not anyone’s idea of a private yard.

Condition looks pretty good from the photos, but there’s plenty that’s left to the imagination.

Listed by Frances Kopito at Brooklyn Real, the house has just seen its second price drop. It was listed in April for $4,195,000, which came down to $3,935,000 in August, according to StreetEasy.

Has the proper price point been reached? What do you think of the house?

  1. It may be overpriced for it’s size- but the location is not the issue! It’s a great corner on a great block. Seriously ? annoying kids ?? Carroll Gardens is filled with kids and the kids from the school at the end of 4th place are a non issue.
