We never end up liking how new floors look in old brownstones and this new listing at 428 Clinton Street in Carroll Gardens is no exception. That’s about our only gripe, however, with the one-family house. Lots of original detail survived the recent top-to-bottom renovation and the kitchen, in particular, came out looking great. The asking price is $1,8250,000, which normally wouldn’t sound like a lot of dough for a house in good condition in this location. The catch here is that this place is only 12.5 feet wide.

Know this house well, it’s fantastic and a wonderful home. Ever take into account what the place might have look like before these owners got it? It was pretty terrible. The floors make the space feel light an airy, built ins and a hand crafted kitchen denote quality and the separation of space allows for a wonderful array of options. Check out the other options in the area, then you’ll see that this is priced perfectly. Full asking, if not above – I’d bet on that.
The house has a center staircase, not hallway and foyer and stairwell that cuts into the LR – therefore the LR is the same width as most brownstones isn’t it? I’ve been in 20′ wide houses that have smaller rooms and more chopped up layout thus feel smaller. House width alone isn’t the deciding factor for me, personally. It’s ALL about layout.
@mopar, i was at the open house…i think i recall the counters being a black laminate…? but, i, too, loved the simple but tasteful renovation.
@cda, it is a case of supply vs. demand. the supply that is out there in PS 58 / PS 29 — even PS 261 land — is very scarce, and when it is available, finished places usually hover around 2 mil and up, while gut renos are not for the faint-of-stomach and rarely fall below 1.8 mil (for regular-sized townhomes in PS 58 or 29 zones).
@stickerhappy, there was an open house, this past sunday. the broker said there probably would be no more open houses, and there probably would be offers after that one open house. which i believe. it was beautiful and charming, esp. for an 11′ wide.
the high sticker price could just be a case of supply vs. demand. how many of this type of property go on the market in that area?
Wow, that is a beautiful renovation. The floors are beautiful and seem very high quality. Also love the simple kitchen and olive and leaf green paints. The counters are soapstone.
What about when the old floors that we all (mostly all) love were new? Different wood maybe, but still. In fact, as we know, the pine floors were not even meant to be seen. But oak floors, or whatever fancier floors were laid down when brownstones were new, must have looked new at one time! No?
I have the same prejudice; these floors look out of place to me. But I do wonder about this question often.
Contacted the broker (purely out of curiosity) and was told there are no open houses planned and there are currently 5 offers (2 for all-cash!)- though not necessarily at asking.
I would think typical broker BS, but she didn’t even offer to show the place.
