House of the Day: 1247 East 53 Street
Adorable! That’s our description for this 1940s Neo-Colonial brick house in Flatlands. Original features include arched doorways, hardwood floors, and a blue and gray tiled bathroom with blue fixtures. The kitchen, boiler, and hot water heater are new, and there is a garage, additional finished space on the ground level (with a “summer kitchen”), and a back yard. Do you think the ask of $469,000 is reasonable?

da fuq is flatlands?
This house is located literally in a middle of nowhere. Far from subway, nothing to do around. This area became very popular in the 50’s and 60’s for the Eastern European immigrants and middle-class Brooklynites who did not have to use public transportation to commute to work-several teachers in the high school I went to in Canarsie used to live in the area. A similar house located in the East teens would be 200K more due to the proximity to the mass transit and overall different vibe of the area.
Good for someone who doesn’t have to commute to Manhattan or Downtown Brooklyn, maybe a JFK employee.
Looks like those casement windows originally were built with some panels of stained glass, The house directly across from this (Yellow Awnings) has them as well as others on that same block. Restored windows would make a huge difference.
Is this a Trump Bungalow?
1240 has them as well
Balanced out somewhat by losing the city income tax. I’m not advocating for the suburbs, but this location is a tough sell for a Manhattan commuter without existing ties to this neighborhood.
The suburbs ALSO give you insane property taxes and insane LIRR commuter costs…..
