  1. the house feels rather old and IIRC upstairs there is one real bedroom and a couple mini rooms – as in infant rooms or small offices. i’m not certain as to why it felt so darn small, maybe its more like 17′ or 18′ max. I would take tape measure to the outside. Personally, it looks like it needs $200k of work minimum – the feel is old and very worn.

    the upside is that there is a cellar below the garden apt – and to me that is huge as far as storage goes because you can use the rest of the house for real living instead of cordoning off tons of space for utilities and major storage.
