There are many things to love about this adorable Italianate wood frame at 164 South Portland Avenue in Fort Greene, but the floor plan isn’t one of them. If money is no object, we’d rip out the top-floor kitchen and use the house as a one-family. If a rental is necessary, it really should be on the ground floor, since this is a center-staircase house.
We’d also put a nice big stove into that beautiful fireplace in the original kitchen. What do you think of the house and the ask of $2,055,000?

it’s 2 million in Ft Greene, of course it’s not going to be turn key.
Not much curb appeal with this one, but there is hope as the original cornice and porch trim work are likely still underneath all that vinyl.
some nice detail inside. Easy enough to remove top floor kitchen/or change to bath/laundry and use as single family. Transportation and convenience-wise location is hard to beat.
Really hard for me to find anything to love about this house at $2 million, starting with that siding (?) on the front. Horrible configuration if the tenants have to walk through the owner’s duplex to get upstairs. And the kitchen needs a makeover. I didn’t do the square footage, but $2m also seems like a lot for 3 stories. Adorable is not the first word that comes to mind.
