Duplex in Park Slope Kinko Townhouse With Mantel, Woodwork, Dining Room Wants $8,200
In the historic district and less than two blocks from Prospect Park, this Arts and Crafts style upper duplex has three large bedrooms and 2.5 bathrooms.
Back in the early 20th century when they were first constructed, Brooklyn’s Kinko townhouses offered “convenience, spaciousness and privacy” for “small families who appreciate artistic homes,” according to early ads, thanks to separate entrances and duplex layouts for each unit.
That could still be said today of this rarely available rental unit in a Kinko house located at 620 3rd Street, part of a row originally known as The Prospect Group. In the historic district and less than two blocks from Prospect Park, the apartment occupies the top two floors of the building.
A notable feature is the living room’s Arts and Crafts-style mantel with turquoise tile flanked by built-in bookcases. The unit also boasts unpainted woodwork, an original staircase, wood floors and a dining room with high wainscoting.

The kitchen, which has a dishwasher and ample cabinets, appears in fine shape. There is also a powder room and coat closet on this level.
Upstairs, the biggest bedroom has two closets and an en suite bath. Another full bath accessible from the hall has a stacked washer/dryer. All three bedrooms are good sized, although the entire apartment appears more compact than two floors of a brownstone.
Kinko houses get their name from their developer, Kings & Westchester Land Company, which designed and built the first Kinko houses in 1905. The concept was meant to solve one of the misgivings some buyers had about two-family townhouses and apartments — privacy.
Listed by Marie Lee Parker of Corcoran, the duplex is asking $8,200 a month. Do you think it will go quickly?
