This third-floor walkup duplex at 459 12th Street in the South Slope has what you want in a loft: towering ceilings, cavernous spaces and giant windows. If you’re down on exposed brick, though, this isn’t the place for you — it’s dominated by a massive wall of it.
It’s listed as a two-bedroom, with a disclaimer that translates into: there’s only one legal bedroom. There are two additional spaces that could be pressed into bedroom service, however, if you’re not a stickler for building-code fine print or windows that open into the great outdoors.
Note, though, that the only bathrooms are by the front door or through the master bedroom, which might not suit a family all that well.
That living space is pretty sweet, however, and vast enough for a game of floor hockey. It’s got some built-in shelves and cabinetry, as well as a wood-burning fireplace. The open kitchen isn’t long on counter or cabinet space, but it does have an island with a trio of stools.
There’s laundry by the master bedroom, and an additional loft area that could work for storage or some other purpose. The building has storage, a bike area and a common roof deck. Maintenance is $950 a month, according to the listing, from Jennifer Lanza and Jeremy Stein of Sotheby’s.
The ask is $1,200,000. What do you think of it?

Yeah, the converted spaces aren’t too bad and its reflected in the $1.2m ask. Unlike that crazy Bergen st subterranean duplex condo that was asking $2.8m last week.
that’s a 3BR as far as I’m concerned. all areas need to work for a family looking to stay in this great neighborhood. I’d invest into making those spaces functional as bedrooms and pressing all other areas into storage service, classy like Cali Closets.
