This one-bedroom apartment has a practical layout, plenty of closet space and a prime location near Prospect Park.

This one-bedroom apartment has a practical layout, plenty of closet space and a prime location on Grand Army Plaza. Its located on the second floor of 25 Plaza Street West and within the Park Slope Historic District.
Known as The Berkeley when it was first completed in 1941, it was the latest project from brother builders Leon and Murray Kellner. The building lot was compiled after the demolition of six houses to take advantage of the Prospect Park views.
The Colonial Revival six-story building was designed by Boris W. Dorfman, the architect of a number of apartment buildings during this era, including the more exuberant Mediterranean Art Deco building across the park at 99 Ocean Avenue. Here he went with more traditional ornamentation, including quoining and an Ionic-columned entry door with niches on either side.

An early brochure for the new building described it as a “better mode for modern living” with apartments featuring foyers, archways, dinettes, colorful linoleum and chrome fixtures.
Some of those details are still visible in this second floor unit. The rooms radiate off the rectangular foyer, which in the listing photos is shown as large enough to be set up as a dining room. Wrought-iron railings lead to the sunken living room. There are parquet floors, a corner window and more recent recessed lighting.
Another archway off the foyer leads to a galley kitchen with dark wood cabinets and granite countertops.
There’s no photo of the bedroom, but the floor plan shows it to be a decent size — and it has two of the five closets in the apartment. The small glimpse of the adjacent bathroom seems to show some upgrades since construction.
The pet-friendly building has a doorman, live-in super and laundry in the basement. There are also two roof decks with views of Prospect Park. The building amenities include garage parking although the listing, from John Roach of Realty Values NY, doesn’t mention if there is any availability.
The monthly maintenance is $1,365. It’s asking $785,000. A good deal?
