“I am getting more calls from Brooklyn people than from any other area right now,” says Wolpert, a Keller Williams agent.
Depending on proximity to Amtrak, schools, the river, lakefront, and downtown Hudson itself, Wolpert says that pricing in and around Hudson can range from $120 to $200 per square foot.
Wolpert recounts a few recent examples of how she’s helped customers find their homes.
There was a couple from Brooklyn who were upset with their agent when they lost a multiple bid situation. “Then they hired me,” says Wolpert. “I properly prepared them before they made their next offer and they managed to get a great house in Hudson.”
On another occasion Wolpert worked with a client who was a food writer. “We found them a place that has a studio over the garage with a kitchen so she can cook what she writes about.”
Another couple was looking in Hudson, and couldn’t find something that they agreed on in their price point. “I brought them across the river to Coxsackie and found them an amazing home in town with a garage and a rental unit above it,” says Wolpert, who adds that property taxes are frequently one-third of what you’d pay in Westchester.
“There was a young couple with limited finances, who were traveling over an hour to work, and had been looking for over a year and could not find a match,” she says. “We found a home in Catskill within a few weeks that was absolutely perfect for them and close to both of their jobs.”
Finally, there was the couple whose search for a perfect lake house had dragged on for five years. “We looked for about a year together until I found them just the right lakefront home at Sleepy Hollow Lake,” says Wolpert.
