Big sales news for Crown Heights, er, ProCro: A two-bedroom unit in the Prospect, the condo development at 825 Classon, sold for $1,109,892.50. (The sale includes a parking space.) It was asking $1,299,000. When the building hit the market last September, its pair of million-dollar+ listings were notable for a new development in the area. Despite a steady sales run, there were still some price cuts here. However, this is definitely a huge condo sale for the neighborhood. According to StreetEasy, other units are selling for between $299,000 and $650,000.

    I didn’t think it would sell for close to that price, as the finished space looked nice.., but not spectacular.

    I bet the buyers are not Americans. International with lots of spare change. Anyone want to start the pool?

    PS – The view from the building’s roof is spectacular I must say. As long as you DO NOT look in 2 specific directions.

    If you do decide to do a 360 degree pirouette – then it truly becomes quite obvious you’re living a tale of two distinct BLOCKS – or buildings I dare say – not even Brooklyn as a whole.

  2. Doubter and Blowfish make excellent points. Not everybody wants the headache of a brownstone. The views should be amazing – there is a reason it (used to?)be called Crown “Heights.”

    As for the location, while Classon Ave isn’t the most energetic Ave in the nabe, for better or worse, The Condo is close to the Museum, 4, er – 5 train lines, Botanical Gardens, and right smack in the middle of a rejuvenated eastern Prospect Heights from Vanderbilt ave to hipster – friendly Franklin Ave in Crown Heights – an area where property values will shoot up the next 5 years more so than most parts of Brooklyn.

  3. dandelion – the views are prime. this spot is at the second highest elevation in brooklyn, after greenwood cemetery. mount prospect park down the street is the official second highest point. from roofs in this area of just 4 story buildings, you can see the entire manhattan skyline, all the way out through and including the 2 bridges in queens.

  4. everytime I see stuff like this, I’ll just add another $100/month on the rent I’ll be asking for – ie as it’s clear cut that Crown Heights is up up up & AWAY!!!!!!!!!!!
