There’s been plenty of talk about 360 Smith, Carroll Gardens’ new rental development, and we stopped in to see it for ourselves. Last week the building was 50 percent rented, and now it’s close to 60 percent leased. There’s only one two-bedroom unit left, and three of the four penthouses have also rented. Prices range from $2,075 to $7,200. Overall the finishes are quite nice for a rental building, and the units are spacious, with generously sized closets. (The rooftop views are pretty cool, too.) In other news, the subway entrance at the foot of the building that was closed during its construction is totally finished and will reopen as soon as the necessary DOB permits come through.

  1. Wow, you’re not kidding Grand Army. Those are really inelegant, hard to miss and reminiscent of a Hampton Inn or some place similar. Worse than base-board heating. I do like the place in general though. Seems thoughtful.

  2. Pretty great location. Frankly, I’m surprised these are rentals not condos.

But you gotta wonder if there isn’t a better alternative to those small-car-sized HVAC units. What’s the thermal efficiency like in this kind of new construction?
