Monday in the Comments section, a couple of readers asked what is holding up completion of 970 Kent, the 9-story Clinton Hill underwear factory in the process of being converted into condominiums. According to a buyer, the Developers Group is telling buyers that the closings are being delayed until the building’s elevator is inspected. Can anyone shed any light onto the situation?

  1. I know that walk throughs have started for floors 2-4. Has anyone gone yet? How does it look? Are you pleased? Also, what’s the status of the elevator?

    Because my apartment is on the 6th floor, we are not having walk throughs. I appreciate any information from the lower floor people.

    Also, I heard that 1st is a duplex (with a second floor under street level). Is that true? That wasn’t a part of the list of floor plans that I have seen. Thoughts? Has anyone seen anything?

  2. Hey 9:49A.M., I don’t claim to know it all and what I was saying was that the average length of time that people live in a place is about 5 years. Of course some people will stay thirty years. Some people live to 105 years also like my grandma, but that is the exception.
    And you know what??? People live in homes for more than 30 years in other countries too, mr. rah-rah America.

  3. Hey Anonymous who sent note on 11/4/05-7:25 AM, people do buy houses and live for over 30 years, my parents are living in their house for 33 years and wo, they paid off their mtge off early. Mr know it all. It’s America, people do think differently.

  4. heard from my realator (not developer’s group) that the building occupancy was on hold because the C of O was not correct. Apparently there was supposed to be some ‘community’ space in the building, but this space was built out into units and sold as units – so the C of O does not match the actual number of units in the building. Apparently a similar thing happend with the Spencer apartmetns DG was selling on Spencer street not far from the Kent.

    Developers Group are not developers, though in all of their marketing material, they come across that way. They are just brokers.

    C of O issues can take MONTHS to work out.

    This sounds very familiar. Is this the same developer as the developer’s group other project, The Spencer?

    The Developer’s Group has some silent partners, rumored to be Scarano and some big developers.

  6. Developers Group is just the realtor. They will be around as long as there are condos to market. I agree that they represent questionable developers, but it doesn’t seem to be hurting their bottom line.

Yeah not bad but have you considered that rates for a 30 year fixed rate mortgage have jumped 1% to 6.5% within the last year, looks like you’ll need that extra $100 a/ft to cushion the rate jump. Why is it I always hear about problems with developers group projects, I don’t think they know what they are doing. I’m sure they won’t be around long..
