This is a beautiful old brownstone with gorgeous period details (on one of our favorite streets) but we think the seller may be reaching a bit. The house traded for $872,500 back in May 2005 and now it’s back on the market for $1.15 million. Given that 242 Hancock, a larger, more architecturally significant house that admittedly needs work, went into contract in September in the low $900’s, we’re not sure how this 18-footer two blocks further east will be able to fetch $200,000 more. But, man, she sure is purdy!

    Nobody is argueing that Stuy-heights isn’t a part of Bed-Stuy. Just like noone argues that Park Slope is a part of Brooklyn! That is a Given. The point I raised is he compared a home that is 18.5 feet wide on Hancock between Tompkins and Throop to a Recent sale of a 20ft, 4 story, home with all period detail in tact on Stuyvesant, between Decatur & Macdonough. Beautiful Facade completely restored. If you look at the two homes or the two blocks for that matter, there is no comparison. Stuy-Heights is indeed a LAND MARK area. Take a drive down that part of Stuyvesant ave. Especially since it’s been re-paved. Then take a drive down Hancock and see don’t you see that Stuyvesant ave in the heights deserves its premium.

  3. Hey someone needs to tell the guy above that Stuy-Heights is a part of Bed-Stuy. No matter how you try to twist it Stuy-Heights is Bed-Stuy. The Hancock area is just as nice as your “Stuy Heights” area. The two houses on Hancock that you refer to are both beautiful houses with detail granted the houses are smaller but comparing them to the houses in Stuy-Heights is reasonable. I live in Bed-Stuy and love it but Stuy-Heights is just like the rest of Bed-Suty with good blocks and bad blocks. That being said, I do think the house is a little overprice but I think the seller will get a million or close.

  4. Well, I don’t know if the “flipper” put alot of work into this place and I haven’t seen the condition of it first hand, but here’s how I look at it…. If houses in the neighborhood are going for around $800k and need work, why shouldn’t a pristine one be worth over a million? Again, I don’t know if this is pristine or not! If I put my Bed Stuy house on the market tomorrow, which I’m not, I would have to charge over a mil to get my reno money back and I wouldn’t be making much of a profit.

    I think the best by far is to have the stairs go up from the middle of the house.
    That way you walk right into an open living room on the parlor, instead of a stairwell/hallway.
    It’s much more spacious and you don’t lose precious feet of width.

  6. Not to be mean (well, sort of), but isn’t there a basic English course realtors can enroll in to learn how to write a passable description of the homes they’re selling? At least some proofreading is in order, considering the amount of money these homes are sold for.

  7. Sorry but i don’t think this chap has a clue about architecture– “chasteness”? Also neither grammar nor spelling seems to be his specialty. Splendid or otherwise.

  8. This is amazing. If you check, this place was sold by the same Broker @ Corcoran. Brownstoner, he’s also the same broker that sold one of your HOTD picks on Hancock(same block) between Tompkins & Throop. And listed it @ 1.2 Mill or so and set of a mini-riot on the blog in regards to bed-stuy. That place later got a price cut to $935 and is currently in contract.

    Mr. B, I’m wondering if you’ve had any other properties this dude hawkin’. I remember calling him just to ask him if he thought the price was realistic, and he used a Stuy-Heights comp on Stuyvesat as his rationale!
