A stone’s throw from the Forte Condos on the western edge of Fort Greene, a six-story former piano factory at 96 Rockwell Place is being reincarnated as a luxury residential condominium. In addition to the ground floor retail and five floors of converted space, there will be a new six-story addition designed by Tribeca-based Franke, Gottsegen, and Cox. According to Property Shark, the original structure is about 21,500 square feet and there’s another 14,500 square feet of air rights. Not surprisingly, it appears that the developer is choosing to target the young singles market: All 37 apartments will be either studios or one bedrooms; the smallest units, at 729 square feet, will start at $495,000. Halstead’s got the exclusive. The rendering, at left, is the view of the Flatbush side of the building; the photo, at right, is the view from Rockwell Place. While this block feels a little desolate right now (compounded by all the street work going on), we think it could have quite a nice Tribeca-ish vibe once there are people living there. One question mark for the future is what BAM plans to do with the parking lot across Rockwell Place: If a big building were to go up there it could hurt light and views. Other than that, though, this looks very promising to us. Update: We just heard from the developers that, contrary to the original press release, there are six two-bedroom units planned for the building.   1. I was in the sales office the other day, which is on flatbush, during a busy time. and the noise was minimal through their single paned floor to ceiling glass windows. Since they are purported to have double paned windows on the units… I don’t suspect the noise will really be an issue. Nor will fumes, as that is not a loading zone area. That’s really the only time fumes might be a problem… if big trucks are parked right in front constantly running.

    I have to say the Kitchen model they have, shows an excellent use of storage space. very well thought out designs. And the materials/quality was much better than in the Forte building, which I visited right before.

  2. To the person who posted that they have an office overlooking Flatbush Ave (March 20). Can you tell me what the noise is like there? Half of these apartments overlook Flatbush and not Rockwell, so i would think noise and fumes might be an issue, especially as this side of the building features outdoor spaces.

  3. I have to navigate this treacherous block every day to get to my office at 98 Rockwell Place. It is an adventure just getting pass those big construction trucks parked on the side walk. I had to yell at some of the construction workers yesterday because no one had the presence of mind to shovel the sheet of ice (remnants of last weeks storm) I had to ice skate past and nearly broke my butt. If they didn’t care about their own saftey and the saftey of their neighbors I’m wondering if the same level of care will executed in the consrtruction process.

    My office overlooks Flatbush Avenue so I think the views will be great. on the lower levels (anything below the 5th floor) the ceilings should be really high-at least 10 ft. Overall if they are layed out wisely I think it might be a good place to live. This BAM cultural district may have some legs.
