When we checked out the two-pronged Lalezarian project on Gold and Tillary in December, the 100,000-square-foot, 13-story piece at 277 Gold (fronting Tillary) had topped out but nothing had work at 235 was still below street-level. Now however, as the facade at Number 277 gets bricked up, Number 235 is flying along: This one will also be 13 stories but it will have 377 units over a total of 326,609 square feet. McDonald’s better staff up.

  1. I’ll recognize it. It’ll be the one next to the BQE hellmouth, full of firefighters’ illegally parked cars, and far from transit.

    My offer to bet money on this stands.

  2. familiarize yourself with the developer’s finances and this project’s funding before you start making predictions. they’ll do what they need to do as conditions progress.

    either way, 10 years from now you won’t recognize this corner.

  3. BL: I’ll put my money where my mouth is, and bet you that these are either foreclosed upon, largely empty for a long time, or rent out at discount prices. Obviously we’d have to agree on what “discount” means. What do you expect these apartments to rent for?

  4. zinka – your comments resonate zero understanding of urban real estate development. thank goodness those with the capacity to create growth don’t think like you or else the extent of the 5 boros would be a canal ridden lower manhattan.

  5. These are, and always have been, planned as rentals. That being said, I think the location is kinda of bizarre…also I’ve never seen anyone build AROUND a storage facility. As one of the few pro-development people on this blog, I think that it will be a welcome addition to an otherwise drab location.

  6. It’s a grim but not that long walk to a film studio? Wow, I was so wrong in my assessment of this location!

    (Steiner is at least a mile away, not that it’s at all relevant to the quality of life, or lack thereof, in this location.)

  7. I frankly think that 235 and 277 Gold will do fine. Unless you know what their costs are psf, you can’t know if they will do well or not.
    These are big and simply constructed buildings and apartments may sell for $450 psf. Hard to know for sure. The Brooklyn Navy Yard is a quarter mile away and therein lies Steiner Studios and soon a major supermarket and many other projects.
    You can’t write off a location unless you know its costs and strategies.

  8. I just can’t see how they are going to fill all these new apartments on and around Flatbush. It seems like there are thousands of units due to come on-line in the next year and even as rentals, I just don’t see that there are customers for all of them.

  9. Awful location, BQE on 2 sides, fire station and mcdonalds.

    And the new parts they’re adding. ugly. ugly. ugly.

    Great for people who like fumes, noise, and a congested walk to the subway.
