We’ve been wondering how the apartments at 80 Dekalb were renting and have been getting completely blown off by the marketing gurus at Citi Habitats so we’ll have to just eye-ball it. Judging from this photo taken on Monday at around 5 p.m. we’d guess that at least a quarter of the units are taken so far. If anyone knows any real numbers, please shoot us an email. We won’t tell on you. UPDATE: So we weren’t too far off the mark. According to someone who should know, all of the affordable units and 25% of the market rate ones have been rented.

    I think the fact that they’ve managed to secure so many tenants in such a short amount of time and during the off season speaks loudly about the demand for housing in this area.

    Turnover is a fact of life in any large rental building. As you will see in the Brooklyn rental market report just out, the Brownstone Brooklyn rental market is doing pretty great (even compared to Manhattan).

  2. after they reach a certain point the leasing will slow down and there will be 15-25% vacancy for some time, will be a great deal of turnover, like at 125 Court/courthouse

  3. I went to see this building a week or so ago just to compare it, since I’ve already signed a lease somewhere else. The guy who took us on the walk through made it seem like most of the 2 bed units in the building were gone.

    That could have just been him talking though. I have to admit i liked the finishes in these apartments a lot however those columns that run through your living room and bedroom depending on where you are, are a pain. You can’t decorate around them and they take up prime spaces.

  4. So over 25% rented here in just a couple months, more than that rented at the Avalon in just a couple months…I’d say these projects are doing terrific and well beyond most of the frownstoners expectations.

    They’ll be full by summer, if not before.

    BHO…you really are starting to sound like a loon. Did you even READ that more than 25% are already rented in the update before you posted your unintelligible response?

  5. i looked at a unit in this building and thought it was really nice. the price was a little high: 2200 for a 1bed, but ~1900 after the rent concession they’re offering (on a 15 month lease, iirc). parking was expensive — $300-$350 a month. neighborhood was what you would expect — downtown brooklyn wasteland, etc. but compared to the other buildings i think this one has a leg up based on the better finishes and slightly better location. i can’t imagine the brooklyner (the big one on lawrence) is doing as well as 80 dekalb.

  6. The credibility of lights. Electricity too expensive in this town to play shell games. I KNEW Forte, Oro, et al, were in trouble long before they were outed.
