Two months ago we checked in at The Silhouette, Brooklyn’s first residential development to achieve a LEED Platinum rating. Despite its snazzy exterior, there had been no sales, even after price cuts. But it seems the development at 272 21st Street has been getting some attention. According to StreetEasy, two out of the four units entered contract. Only time will tell what the units go for, but the apartments were priced at $799,000 and $825,000 previously. A broker tells us they are shooting for closings in December or January. Two down, two to go!

  1. Where do I start. I saw this place and loved the units. However, it is very pricey for the neighborhood and I am surprised that folks who can spend 850k + fees on a 2 bedroom are looking this far south.

    The good news is that they are finally selling. The bad news is that it will take a lot of education for the tenants to maintain the solar thermal system or the green roof by themselves.

    I’m still not sure I understand the glossy black facade or the air sealing of the building. According to the realtor, the insulation is part of the exterior building materials – impermeable vapor barrier anyone?

  2. Um, to me this building looks like one of those multiple cut-out photo-mats for putting up lots of photos of the family in one frame. But compared to the cement-colored lump to its right, it is the bleedin’ Parthenon.

  3. I visited the building and it was pretty amazing. I love the black tiles. They told me the building and the one on the right had the same GC. Its great to see a developer who is building high quality buildings which respect the environment. It has some really cool features like the roof top garden and a rain water storage systems.
