The one-family pad is in good shape and has been recently renovated. It’s major drawback is its size: It’s only 17.5 feet wide and three stories tall. Do you think the asking price of $1,775,000 will fly?

Don’t worry, Noki, a few open houses with way more than 20 people does not necessarily mean a bidding war. Half of them are the neighbors, for starters, and at least three have terrible credit and believe brownstones are “half off” because they heard it on an infomercial somewhere.
Methinks there is very little that is real about “Real New Yorker.”
It is a nice house, but the location is the issue especially the school district. The district will always be in the shadow of PS 321, which is a shame. But this place is better than the 12 feet wide house recently on sale on Clinton in CG. The plus for this house is the air-rights – though the cost of building another floor may not be a npv positve cash flow project.
