Despite being located in a building whose name sounds more like a gay bar than a residence (Pumphouse? Come on), this BHS listing at 25 Joralemon Street looks interesting. Though perhaps too close to the BQE for some, we suspect the sheer size and openness of the apartment–a relatively hard thing to find in Brooklyn Heights–will be attractive to others. We’re gonna need some input on the valuation as we’re just starting to pay more attention to apartment prices ourselves. How does $700 a foot strike people for this location and type of apartment. At only about 60 cents a square foot, the maintenance seems reasonable at least. What’s the history of this building? Anyone know when it was converted to co-ops? There’ll be an open house on Sunday from 2:30 to 4:30.

  1. I don’t think Pumphouse is very gay-bar sounding. More strip club sounding – Williamsburg is home to the lovely “Pumps” (after the shoe, I suppose). Pumphaus would be the German translation, right?

    Now, if it was called the “Bunkhouse” …

  2. I don’t get it, what’s wrong with foot traffic going by your house? If you don’t want anyone to walk past your house, you better start looking for houses on top of mountains, not in New York City.

  3. As Peter points out, this block will be only one of two entries to the park. When a park was proposed there in the 80’s, the Heights Association had it killed because of all the riff raff it would bring into the area. Now they seem to be in favor of it, but the point is still a valid one–the park will draw people from all over into the Heights and down this very block.

    The building, however, is beautiful and historic, as is the block.

  4. Also, Joralemon will be a 1) a defacto pedestrian entrance to the new park along the waterfront which will be convenient for this apartment but will also lead to a ton of foot traffic past the front of the building and 2) the massive building on the waterfront just west of the BQE is going condo and will lead to god knows what kind of foot traffic (and maybe car traffic? They may not allow through traffic because of the park) past the building.
