Time Equities, which is both a real estate investor and broker (and, we should disclose, a long-ago business partner of ours), has owned a ton of apartments in the Clinton Hill Co-ops since the 1980s. Judging from this listing in the NY Times, the firm is unloading some of them now. And while we’re not sure we’d be rushing to buy this particular ground-floor unit, there appear to be a number up for sale. This building does provide a decent opportunity to buy a solid, if unglamorous, pad in a stable building in a charming location (if we do say so ourselves). Perhaps readers who currently live in the building can speak more to its attributes?

  1. uh..the walls are not thick, they average 2 inches…trust me had a screw bit go a little too far.. and f your neighbor is noisy or their bed bangs on the wall… it can be a real pain in the ass

  2. Kim–There’s only a flip tax if you buy from Time Equities (the sponsor).
    We bought a place here a year and a half ago, and I can’t say how happy I’ve been with our choice. The neighborhood is beautiful, our neighbors are so nice and friendly, the maintenance guys are friendly and responsive, the courtyard is pretty, the laundry room is open late and bigger than a lot of laundromats, it’s pet friendly, the walls are thick and you can’t hear your neighbors (unless they are awfully noisy like ours were until they got evicted for non-payment of rent!). We’re not on a high floor (for fire safety reasons), but we get lots of sun and have a nice view of trees and the courtyard. The south complex, where we are, is much closer to the subway (G and C), and is in a bit nicer neighborhood, right next to Underwood Park and the public library, and all the restaurants on DeKalb.

  3. There are apparently plans to redo the elevators to replace drab stainless steel ones we have now. The problem is NOT TENANTS PEEING but DOGS!!! (geez, what kind of people do you think live here?) Not that that is excusable, but the building is pretty pet friendly and that’s one of the downsides. A few months ago, they installed cameras in the elevators and I have not noticed a single incidence of piss in the elevators since then.

  4. I considered buying there a few times… great space and views. However, I couldn’t get over the “project” feel. The elevator’s were especially disheartening… dark and smelly (all the years of “piss” by tenants with no respect for the building can still be smelled in some elevators). I kept looking. I do think that if the buildings suit your taste, then it’s absolutely a good investment, it just wasn’t for me.

  5. I’ve been at CHAOC complex in 210 – north campus or over 5 years.
    I can fill tommes with what’s good and exciting about being here, and probably only a scratch paper about what I found, eh,… not so good.

    Good solid construction, attentive maintenace, receptive and responsible management, dedicated,forward looking & hardworking board, overall good security, absolutley friendly neighborly attitude of all
    (except for the always few)make this complex not only a fantastic investment
    but a great place to live and call home.
    In my original RE home searching days one well know large RE brokerage firm was known for steering buyers away from CH coops – today they actively compete to get listings from here.

    We came from a manhattan community minded neighborhood that outpriced itself out of existence.
    This complex and the Ft Greene/Clinton Hill neighborhood replaced that community for me hands down and then some.

    Availabilty of public transportation,
    nearness to manhattan and work, safety, community awareness, neighborly attitudes make this HOME to me.

    It’s been a great investment(over 3 x my investment) but I have no intention of selling.

  6. I live in 325. My husband & I have owned here for over 6 years and we have really loved our apartment. The apartments are really solid and well laid out. The bedrooms are good sized and the grounds are well kept. It has been a great investment for us, but now that we have a second child on the way, we’ll be looking for something bigger. Unfortunately, that will probably mean leaving Fort Greene all together.
