This one-family house at 165 Fenimore Street in Prospect Lefferts Gardens hit the market in July when it was an Open House Pick. It was listed for $849,000 back then and is still listed at $849,000. No price cuts here! It’s a very attractive house and manages to have five bedrooms despite its size of 2,364 square feet. By comparison, 128 Rutland Road, which is a block away and almost 1,000 square feet larger, just sold last month for $930,000. Where do you think this one will end up?

  1. I went to an open house and have to say that, even for Corcoran, the photos are EXTREMELY flattering. The house is very dark and has a strange smell about it. The garden is small and creepy, and yes, the kitchen and all the bathrooms would have to be gutted.

    Particularly when compared to other properties on the market in the area, this house is absurdly overpriced. I’d say low $7s at best.

  2. Yes, Bob, even DIBS doesn’t want a full bath on the parlour floor. Just a wall-papered powder room for the guests (those who aren’t invited up to a bubble bath in the ensuite, that is).

    Hey, where’s “dt”? He never misses a PLG post. I’ll stand in for him: “All listings in PLG are selling for well over asking in 5 minutes or less. This one will sell for at least 1.5 million, no question about it.” Okay, that’s better.

  3. Why would anyone want a full bath on the PARLOR floor? I could see TWO on the bedroom floor, but not on the main entertaining floor in a Victorian house. The old queen would NOT be amused:-)

  4. I thought for sure we’d get your two cents in yesterday’s forum post about soapstone.

    I agree with a few of the others…make that third floor an entire master bedroom. Or even the whole back of the second floor for that matter. This place never had those annoying broken up small Victorian rooms that are so precious to SOME people.
