The listing says 2-family but it’s set up as a three family. There is no C of O on file. Problematic already.
I see what you mean about the layout, Maly. Unfortunately, that is a problem with every one-family conversion. The only way around it is to turn the ground floor into a rental and use the top floors as the owner’s area. At least there is a bathroom on the parlor floor. That is also unusual.
Pretty house, nice details all around, and a great location. Agree price is a bit agressive. If they really want to sell, they are going to have to come down considerably.
Mopar, the reason I don’t like the layout is that to go from your master bedroom to the bathroom and back, you either have to go through the kids’ bedroom, or through the common stairs. Awkward.
On Streeteasy there is an old rental ad for the upper duplex. Mmm.. maybe a 2 illegally converted to a 3?
The listing contradicts itself. It says it’s a two family. It also says the upper two floors are each one-bedroom rentals. That doesn’t appear to be what’s on the floor plan. Hard to tell.
147 bainbridge is even nicer, and has been listed for $799,000 for almost 9 months.
I think sellers are not ready to let go of peak valuations.
Wow!!!!! By Bed Stuy standards, this place is amazing. It’s in move-in condition, yet has many original details. This is very unusual. The location is also impeccable.
The layout is very sensible to me, as it preserves all the original details such as sinks.
However, price is ridiculous. I thought $800,000 was the tops for a house of this size, condition, and location — at the height of the boom!
There are so many pretty brownstones in BS between $700,000 and $799,000, not selling after months of listing and re-listing, it seems a bit optimistically priced. The layout is awkward, but I love the gothic facade. Only the future will tell.
