Re: Prospect Ave — Do we really need to have the debate again about Park Slope’s (ever changing) boundaries? Every time this discussion comes up, folks seem to narrow in on the commonly accepted southern border for the South Slope as the Expressway. This is before that border.
Call it what you will — the orientation of the property is really to the South Slope neighborhood. It is very close to the good restaurants and shops (e.g., Thistle Hill Tavern, Union Market, Grab, Beer Table, etc.) It is a two minute walk to the Armory and a short stoll to the Park. And it is across the street from the now very difficult to get in to PS 10.
I will dream of 3rd street till the day its sold. How much is the mega millions jackpot?
The Prospect Ave isn’t the best location, and its small, short lot, but cute. It does look like 1860sf that PS lists – that would be (gulp) $672 psf. Wow. More than $1.1 is seriously pushing the envelope but it does look cozy. 205 Seeley St is less and right next to the park, plus garage, and would be a heck of a lot better lifestyle i think.
3rd street place is nice, but $3.6 nice? Seems like a stretch.
what is up with Mr. B and his park slope classification these days? “south slope” seems to have disappeared, and prospect avenue is so clearly not in park slope at all that even the realtor describes it as “near all south slope shopping” etc.
556 Putnam is nicely done, but the layout on the bottom floor is a bit odd. Not the greatest use of space.

Prospect Ave house has $999,999 written all over it.
We saw the Putnam house when we were close to signing our contract and it was gorgeous. One of the few reno jobs we saw that kept a decent amount of detail. Nice fireplaces and chandeliers. Don’t know the block that well, but we would have bid if we weren’t so far along on the place we bought. Surprised it hasn’t been snatched up yet.
