This week’s report focuses on a project located catty-corner to the proposed Atlantic Yards project and at the nexus of three burgeoning neighborhoods–Fort Greene, Boerum Hill and Prospect Heights. Located above the Dunkin Donuts diagonally across from the Atlantic Center, this condo project has the benefit of being well-located for transportation options. Given the convenient location, you’d think that this would have sold out quickly. Not the Case: Only 2 of the the 7 units are in contract according to the Corcoran site. The rest of the places are priced from $379,000 for a 527-square-foot studio to $595,000 for a 1,025-square-foot duplex. The fact that these apartments are listed in the Recent Listings section of Corcoran suggests that their asking prices have been lowered considerably since they were originally offered. Common charges are $178 a month to $459/month for real estate taxes for the largest units to half those for the studio.
A few positives of this project are the central location, good light, nearby access for the religious-minded, quick shopping access and, for some, the availability of duplex units. A few negatives are bad light if the 17 Gehry towers are built at the Yards, noise from 4th Ave/Flatbush/Atlantic traffic and litter from Dunkin Donuts patrons down below. Judging from the pictures on the site, amenities include granite counters and stainless steel appliances as well as wood strip floors. At $495,000 for an 1,149 square foot duplex, these units just might appeal to a single person or young couple who can live in a lively and bustling area and yearns to have a work space separate from their living space. But as of yet, no one has stepped up to the plate.

I went to the new ones on other side of Atlantic during the summer… and the builing shook – and I don’t mean a little subway train vibration- from the trucks coming to a stop. No way were you going to open windows from the noise. I doubt the construction of this old bldg is any better.
Should have been knocked down and built something stronger and larger.

the corner of “hell & hell” is the perfect locale for you freaks. not a single comment from anyone who has actually viewed the apts. brownstoner, as so many are finally realizing, has no clue. waste.
…loud & busy intersection, check. however, in the attempt to add some shred of useful content before I leave and never come back…, this location is no louder than any one of the Dumbo locations.

Loud and busy intersection. Awful design and layout. Finishes sub-par. Besides that, they’re great. No wonder the overpriced units haven’t sold.
I think our anger towards the mosque should be directed at the CIA who according to various reporters’ work funded that mosque and had it serve as a recruitment ground for the so-called freedom fighters needed to fend off the soviets in Afghanistan. But otherwise I think this review of these condos is a joke. To just list the pros and the cons is silly when we are talking about the most annoying location in all of Brooklyn and it’s going to get much worse. I can only imagine the incentives and ammenities necessary to draw anybody to buy in to this bldg.
How many Catholic churches have IRA connections?
What about a church that helped raise funds for terrorism?
To David I’m the PC police, yet on other posts here I’ve been called a poster child for fascists. I’m so confused.
And the churches near me seem to ring their bells every day at some point, but continuously on Sunday mornings. I doubt that if these condos were on the same block as a church that would have been cited as a possible reason not to buy there.
