There’s lots of original detail, including plaster moldings and nicely aged originally parlor floors. We also like the kitchen that overlooks the landscaped garden. The asking price ain’t nuthin’ ($4,300,000) but we’re hearing that there’s already quite a bit of interest in the two-family pad. You like?

fyi, the upper triplex (owner’s house) was for rent at $8000 last year
Once again: Price/rent ratio… You can rent a ’14 townhouse’ for less than 5%/year of purchase price of this one, and you get heat and taxes included!
Federal usually implies a brick rowhouse, often with less ornate pediments and lintels that tried to mimic their colonial forebears in the 18th century. I’d classify this as a standard late 19th century Victorian brownstone with the usual Italianate trimmings. Not really federal.
I think the price is pretty aggressive. I’m not a fan of this particular block, but subjectivity aside, I think the comps bear it out – except for 1 house down the street which traded at a really lofty level, nothing else has come very close to this asking price.
I don’t know how they legally rent the garden since at least according to the tax dept, it’s a 1 family.
I’d like to see pictures of the useable attic. My guess is that either the stair up is very steep, or it cuts into a lot of the closet area on the 3rd story. No windows except in the back anyway.
All in all, minor quibbles, it’s a lovely house, just not too sure about the price (and have no idea why the broker calls it “federal”).

This house was discussed in the forum a few months ago but I can’t find the post. Someone mentioned that the attic was not really usable in its current state and the bathrooms needed a lot of work.
But it’s a great layout, great location and a pretty (in photos at least) garden.

Very nice. I really like everything about this house.
well, the footprint is what it is and the location is the location. its not how i would sell a 4.2 million house but i guess they sell themselves these days. old photos and creepy decor not withstanding.
