Pre-marketing in under way for Toll Brothers’ under-construction condo at 205 Water Street in Dumbo, with a teaser page for the project hitting the web today. A rep for Toll had the following to say about the development: “The homes at 205 Water will reflect both the larger loft-like layouts reminiscent of the neighborhood’s converted warehouses, as well as more traditional high rise condo layouts….Estimated pricing starts from the upper $300,000s. The 205 Water sales office is planned to open September 2011.” The building will have one-, two-, and three-bedroom units and is aiming for LEED Gold certification. Since construction started early this year, the 65-unit condo has been rising quickly; the inset pic shows how it was looking a couple weeks ago.

  2. Does Toll build well? Northside Piers residents are accusing them of cost-cutting that caused mold and leaks that Toll will not fix.

  3. 205 Water will sell quickly and be one of the best in dumbo because: size is good for internal building culture, like 30 Main; Toll builds very well and will be responsible (unlike 53 Boerum situation); coolest bars in area on this side of Manhattan Bridge (68 Jay and Superfine); two new restos opening, on Bridge and on Hudson; six other resi projects in area, including two on this very block.
